The renders are signed off. The sales launch is on the calendar. And someone in the room says, "Let's get a flythrough done."

Before that brief goes out, it's worth knowing what you're actually buying. Architectural animation and a film made from your renders sound alike. They do different jobs, and they cost different amounts.

Here's how we'd decide, as a studio that makes one of them and has watched developers commission both.

What is architectural animation?

Architectural animation (you'll also hear CGI animation or a 3D walkthrough) is a virtual camera moving through a 3D model of your building. The studio builds the model, lights it, adds materials and landscaping, then renders every frame.

It's precise. You see the massing, the layout and the route from the front door to the roof terrace exactly as designed.

What does it cost, and how long does it take?

Most studios quote per project, so prices vary a lot. Cad Crowd's pricing guide puts a standard-quality minute of architectural animation at $4,000 to $10,000, and says HD work can reach $15,000 or more per minute. The same guide puts standard projects at 2 to 4 weeks.

That's for the animation alone. If the 3D model isn't ready, or the design changes mid-way, both numbers go up.

Where animation earns its fee

Animation is strong when the audience needs to understand the building:

  • Planning presentations and community consultations
  • Explaining a complex site: phasing, access, public spaces
  • Technical walkthroughs for funders and design teams
  • Interiors where the exact finish and layout matter

For those jobs, a clean, accurate camera path is exactly right.

Where it runs out of road

Sales and leasing are a different job, whether it's condo suites, rentals or office. Buyers, tenants and investors decide on feeling as much as floor plans, and an empty building gliding past the camera doesn't give them much to feel.

Most walkthroughs have no people in them, or have stock figures that read as fake. The light is perfect and nothing moves. It can look more like a video game than a place you'd want to live, work or stay.

And video is where buyers look first. In Wyzowl's 2026 survey, 63% of people said they'd most like to learn about a product or service by watching a short video, and 85% said a video had convinced them to buy something.

  • What happens next year? If the project has phases, ask whether the same cast and setting can come back for phase 2.
