Senior Living Marketing: How to Show Families the Life Inside

Choosing a senior living community is one of the hardest decisions a family makes. It usually happens fast, often after a fall or a hospital stay, and it happens online first.
This guide is for the marketing teams at senior living and care operators, and the developers building new communities for them. It covers how families search, what they need to see, and how to show a place honestly without filming the people who live there.
How families actually search
Search is where most journeys start. Invoca's roundup of senior living research, citing Google data reported by Senior Housing News, puts it at 75% of senior living consumers researching options on search engines (Invoca). The same roundup cites research from LSA finding that 83% of nursing home consumers had no provider in mind when they started searching.
That second number matters. Most families start with an open mind and shortlist whichever communities look most reassuring in the first few minutes.
Plenty of people search for themselves, too. The same source reports that 48% of people researching senior living are looking on their own behalf (Invoca).
What families need to see
Families want to know their mom will be safe, warm, busy and treated with dignity. Your website has to answer five questions quickly:
- Is it clean, bright and well kept?
- What does a suite look like, with real scale?
- Where do people spend the day: lounges, dining room, garden?
- What's there to do?
- Who's looking after them?
Photography answers the first two. It struggles with the rest, because a still image of an empty lounge says very little about life in it.
The filming problem
Video is the obvious answer, and it comes with a real problem. Filming in a senior living community means filming vulnerable people. That raises consent and privacy questions for residents, and it disrupts their day. Many operators end up with footage of empty hallways, which is the opposite of what families need to see.
There's a second problem for new communities. If the building isn't open yet, there's nothing to film at all.
A different route: film from what you already have
